Fire and security system maintenance

You need to know when your systems are due a service, what needs fixing and who to call if something goes wrong. We maintain fire alarms, CCTV, intruder alarms and access control, with a contract built around the equipment on your site.

The systems we maintain

  • Fire alarm maintenance

We service commercial fire alarms, investigate faults and record the work in your log book. The visit schedule reflects the system and the recommendations of BS 5839-1.

  • CCTV maintenance

A camera can appear to be working while the recorder misses the footage you need. We check camera views, image quality and recording equipment, and identify faults that need attention.

  • Intruder alarm maintenance

We check detectors, control equipment, batteries and signalling. Tell us about repeated activations or problems setting the alarm, so those issues can be investigated during the visit.

  • Access control maintenance

Readers, controllers and locks need to work together. We service the equipment and test door release, paying attention to doors that stick, fail to secure or don’t respond as expected.

A maintenance plan you can work with

Bring your systems under one contract

Separate service dates and reports can make it hard to see what’s outstanding. We can bring fire and security maintenance into one contract, with the equipment and level of cover set out clearly. You can also start with one system.

  • Visits planned around your site

We agree when servicing is due and discuss access, opening hours and any interruption the work may need.

  • Clear responsibility for each system

The contract identifies the equipment included, the service visits and any exclusions.

  • Records you can act on

Service notes identify faults and remedial work, helping you keep track of what still needs doing.

Moving from another maintenance provider

You may be approaching renewal, dealing with an unresolved fault or taking on a building with systems already installed. We can assess equipment another company fitted. A survey establishes what we can support and whether repairs or upgrades are needed first.

  • Bring the records you have

The system make, recent service reports and fault history help us understand its condition.

  • Check what can stay

Existing equipment may be serviceable. We’ll explain any condition or support problems before proposing changes.

  • Plan the changeover

Tell us your renewal date and any monitoring arrangements, so these can be considered before cover starts.

Help when a system develops a fault

A fault doesn’t always wait until the next service visit. Maintenance customers have access to our 24-hour emergency response service. Before you choose a contract, we’ll explain the call-out cover, charges and response targets in writing.

  • Know what your cover includes

Bronze, Silver and Gold offer different levels of cover. Check the written terms for labour, parts and exclusions.

  • Explain what has happened

Tell us which system is affected and what it is showing, including any fault message and recent changes.

  • Keep support details to hand

Make sure the people responsible for the building know how to contact us when a fault occurs.

Getting your maintenance contract in place

Start with the equipment you have and the problems you want to resolve. We’ll explain what can be maintained and what needs attention before cover begins.

  • Review the equipment

We check the systems and their condition, using your service history to understand any faults or outstanding work.

  • Agree the visits and cover

We set out the equipment, service schedule, call-out terms and exclusions, so you can compare the proposal with your needs.

  • Service and report

We carry out the planned visits and record the findings. You can see what was done and which repairs still need attention.

Know what was checked and what needs attention

Your report records what we checked, what we found and any work still needed. Our NSI NACOSS Gold approval covers CCTV, intruder alarms and access control maintenance. BAFE SP203-1 registration covers our fire alarm maintenance.

  • Checks and adjustments carried out on the equipment
  • A written record of how the system is working
  • Defects and recommended remedial work
  • Changes to the premises that affect protection
  • Equipment information kept with the service records

Questions about servicing and maintenance

Can you maintain a system another company installed?

Often, yes. We’ll check the equipment, its condition and whether we can support it before accepting it onto a contract. If you don’t have all the paperwork, tell us what you know about the system and any faults. We’ll explain what needs investigating or putting right first.

How much does a maintenance contract cost?

The price depends on the systems, the amount of equipment and the visits needed, as well as the call-out cover you choose. An alarm maintenance contract for one building will differ from cover for several systems or sites. Send us your system details and recent service reports so we can discuss a quotation; existing defects may need separate remedial work.

What is included in Bronze, Silver and Gold cover?

All three include access to our 24-hour emergency response service. Silver adds call-out labour and Gold adds cover for defective parts. The written contract sets out the equipment covered, exclusions and response targets. Check those details alongside the planned servicing when comparing the options.

How often should fire alarms and security systems be serviced?

For commercial fire alarms, BS 5839-1 recommends six-monthly servicing; the system and its risks may call for more frequent visits. CCTV, intruder alarms and access control need schedules suited to their equipment, use and environment. We also consider manufacturer guidance and any insurer conditions when agreeing your maintenance plan.

Does planned maintenance replace our routine fire alarm tests?

No. Your routine fire alarm tests and the service engineer’s inspections have different roles. Keep the weekly user tests and log book up to date between service visits, and report faults when they arise. Planned preventative maintenance checks the system in more detail; it doesn’t remove the checks your team needs to carry out.

Can you include alarm monitoring in the maintenance contract?

Tell us about any existing monitoring when you enquire. The equipment, signalling connection and response arrangements need checking separately from the service visits. We can discuss the monitoring you need and explain how it fits alongside maintenance, including any changes needed when you move provider.

Can we discuss maintenance for several sites or other systems?

Yes. Send a list of the sites and equipment, including systems such as emergency lighting, smoke ventilation or nurse call. We’ll check what support can be offered for each one and whether specialist work is needed. We’ll confirm the support and service intervals for each site and system.
