Questions about fire safety compliance for your building

Who is the responsible person for fire safety?

In England and Wales, employers and people with control of non-domestic premises can have fire safety responsibilities. This includes owners, landlords and managing agents. Where responsibility is shared, they must work together on fire safety arrangements. Scotland and Northern Ireland have different rules.

Where should I start with fire safety compliance?

Start with a suitable fire risk assessment and review any outstanding actions. It helps identify the precautions your building needs and where further checks may be necessary.

Does a fire risk assessment cover everything?

An assessment identifies risks and the action needed. The responsible person still needs to address its findings, maintain fire precautions and arrange staff instruction and training. The findings may call for a fire door inspection, compartmentation survey or specialist advice.

What fire safety records should I keep?

Keep a written fire risk assessment and records of the checks, maintenance and training relevant to your building. Record faults and the action taken so you can track what still needs attention.

How often do fire doors need checking?

In England, blocks of flats whose top storey is more than 11 metres above ground require communal fire door checks at least every three months and best endeavours to check flat entrance doors at least annually. Other checks depend on the building and its fire risk assessment.
